I spend time researching a bit about my prospects, but choosing them from online data bases, such as Realtor.com. When I get on the phone I begin asking them questions related to information they have about themselves on their profile or website. This is an awesome icebreaker..the conversation is about them..and often turns a &quot;cold&quot; prospect into a new &quot;warm market&quot; acquaintance in just a few minutes.
